No Hot Water? 6 Common Water Heater Problems
When the hot water disappears, the cause is usually one of a few things. Some checks take two minutes. Others need a plumber.
Request a plumber1. Power or pilot light
On an electric heater, check the circuit breaker and the reset button on the thermostat cover. On a gas heater, check whether the pilot light is lit. Follow the relight instructions on the tank label and stop if you smell gas.
2. Failed heating element or thermostat
Electric heaters have upper and lower elements. If one fails you may get lukewarm water or hot water that runs out quickly. Replacing elements or thermostats is a job for a qualified person.
3. Sediment buildup
Minerals settle in the bottom of the tank over time. Rumbling or popping noises and reduced hot water are common signs. Regular flushing helps — see the plumbing maintenance calendar.
4. A leaking tank
A puddle around the base of the tank can be a loose fitting or a failed tank. If the tank itself is leaking, it needs to be replaced. Shut off the water supply to the heater and the power or gas.
5. Temperature setting
Check that the thermostat has not been turned down. Many manufacturers suggest a setting around 120°F as a balance of safety and comfort.
6. Age
Tank water heaters often last roughly 8–12 years. If yours is older and acting up, read repair or replace your water heater.
