A free, month-by-month checklist for homeowners in San Angelo and the Concho Valley — written for long, hot summers and the occasional hard freeze.

January Coldest month

  • Let faucets on exterior walls drip on nights forecast below freezing, and open cabinet doors under those sinks. See the frozen pipes guide.
  • Know where your main water shut-off is and that it turns.
  • Vacant or second home? Shut off and drain the water before a freeze.

February Late freezes

  • Keep outdoor hoses disconnected and faucet covers on until the last freeze has passed.
  • Check exposed pipes in garages and attics for insulation gaps.
  • Look for new water stains on ceilings and walls after cold snaps.

March Spring check-up

  • Inspect supply lines under sinks and behind toilets for cracks, bulges or corrosion.
  • Test each toilet for silent leaks with a few drops of food coloring in the tank.
  • Clear and test outdoor spigots now that freezing weather has passed.

April Water heater check

  • Flush a few gallons from the bottom of your tank water heater to clear sediment, following the manufacturer instructions.
  • Test the temperature and pressure relief valve per the manual, and look for leaks around the tank.
  • Check the water heater data plate for its age.

May Before the heat

  • Check hose bibs and irrigation connections for leaks before watering season. Check the City of San Angelo for current watering rules.
  • Clean faucet aerators and showerheads of mineral buildup.
  • Inspect washing machine hoses and replace any that are cracked or bulging.

June Summer heat

  • Check for drips at outdoor faucets and sprinkler heads — leaks are easy to miss in the yard.
  • Run water in rarely used drains and guest bathrooms so traps do not dry out.
  • Know your water meter location and how to read it.

July Peak heat

  • Do the water meter test: shut off all water for an hour and see whether the meter moves. See how to find a leak.
  • Watch your water bill for unexplained jumps.
  • Check under sinks for slow drips.

August Heat continues

  • Check the water softener salt level if you have one.
  • Clean the kitchen sink drain and garbage disposal — run cold water and flush with it.
  • Look at the area around your water heater for moisture or rust.

September Prepare for fall

  • Have the sewer line cleaned or inspected if you have slow drains or older pipes.
  • Check that floor drains have water in their traps.
  • Review where outdoor pipes and spigots are exposed.

October Fall check

  • Clear gutters and downspouts and check that water drains away from the foundation.
  • Test the main shut-off and any fixture shut-off valves; replace stiff or leaking ones.
  • Consider replacing aging water heater and washing machine hoses before winter.

November Before first freeze

  • Disconnect hoses, drain outdoor lines and cover exposed faucets.
  • Insulate exposed pipes in garages, attics and crawl spaces.
  • Locate the main shut-off and make sure everyone in the house knows where it is.

December Winter ready

  • Check the heat in rooms with plumbing on exterior walls during cold weather.
